When people want to buy land, they sometimes go to a land company to buy it. Some land companies own undeveloped land and sell it to people who want to develop it. Some land companies are developers that buy undeveloped land, get approval to develop the land, put in infrastructure and then sell individual plots of land within the development. Some land companies are land auction firms that auction off land that has either been repossessed or that the government or a private landowner wants to sell. Some land companies are standard real estate agencies that broker commercial, industrial and residential real estate deals. Some land companies are land investment firms. Some land companies buy the surface rights and the mineral rights to a piece of land and then sell those rights to companies that want to exploit them.

Often when you drive in rural areas you will see signs selling property. If you're interested in buying rural real estate you will often work with a land management company. You will want to find a land management company that you trust and who you feel is working with you to come to an agreement. Some rural areas will only sell parcels for commercial or industrial use, while others can be for residential homes. Investment companies will want to be looked at when it comes to getting a loan to cover the lease or rent of the land. Title companies will also be talked to in regards to mortgages for selling land. If you have a contract giving you a piece of land, you will probably need to have a survey done in order to start clearing out the land to start building. Subdividers will sell parts of land to different development companies. You can ask different investment companies who the best subdivider is to work with to make sure everything is legal and fair. Legal resources for land titles can be very beneficial to those new to the real estate industry, but even if you are experienced buying and selling property, having a trustworthy company to give you legal advice can come in handy. Vendors will often give discounts to some land investment companies due to needing a sale. If you shop around, you can find land development and management companies that are more likely to work with you to come to an agreement both parties are happy with.
